Visit at the time of day you will actually live there. A flat that is bright at eleven in the morning can be unusable at four in the afternoon on a west-facing elevation.
Ask where the water comes from. Borewell depth, tanker dependency and the Cauvery connection status are the difference between a predictable monthly bill and an unpredictable one.
Walk the approach road, not just the site. Width, drainage and the state of the last two hundred metres tell you more about the next five years than the sample flat does.
Then check the things that are expensive to change: ceiling height, the position of the electrical shafts, and whether the balcony can legally be enclosed.
