Diligence on a plotted development: title, approvals, and services

Plots carry a different risk profile from apartments. The checks are fewer, but each one carries more weight.

A plot purchase has fewer moving parts than an apartment, which means each check carries more weight. Start with the mother deed and a thirty-year title trace from an independent advocate — not the one the seller recommends.

Then confirm the layout approval and the release order. An approved layout with plots still under a joint development agreement is not the same as a clear, releasable plot.

Services decide whether you can build. Formed roads, storm-water drains, an electrical distribution network and a water line should be in place, not promised.

Finally, check the conversion order. Agricultural land that has not been formally converted cannot carry a residential structure, whatever the layout plan shows.
