How to compare two projects that look identical on paper

Carpet area, loading, and what the brochure leaves out — the four numbers that actually separate two listings at the same price.

Two projects quoted at the same price per square foot are rarely the same purchase. The number that matters is carpet area, not super built-up area, and the ratio between them — the loading — varies widely between developers.

Ask for the carpet area in writing, then divide the total consideration by it. That single figure reorders most shortlists, and it is the first calculation we run on any listing a client brings to us.

After that, compare the three costs the brochure tends to omit: floor-rise charges, the clubhouse and infrastructure deposit, and the maintenance corpus. Together these can add eight to twelve per cent to the headline price.

Finally, read the possession clause. A committed date with a compensation provision behind it is a materially different promise from an indicative one.
