We are paid by the developer, so the price you pay is the same either way. What changes is the comparison — and who holds the paperwork when a timeline slips.

    Discovery & shortlisting

    We start from your budget, commute and timeline — not from our inventory. You get a shortlist with the reasoning attached, including the projects we ruled out and why.

  2. 02

    Comparison & diligence

    Carpet area, loading, payment schedule, approvals and possession risk, set side by side. Where a title or approval looks thin, we say so before a site visit is arranged.

  3. 03

    Site visits

    Accompanied visits at the hour that matters, with a checklist covering light, water, approach and construction quality — and a written note after each one.

  4. 04

    Negotiation & booking

    We negotiate on price, payment schedule and inclusions, then hold the paperwork trail from allotment letter through agreement to sell.

  5. 05

    Home loan coordination

    In-principle sanction before shortlisting, then coordination with the lender's technical and legal teams so the approval never delays the booking.

  6. 06

    Handover & possession

    We attend the handover, run the snag list with you, and hold the developer to a dated commitment against each item before the final payment clears.
