What registration and stamp duty really add to your budget

Plan for the closing costs at shortlist stage. They are not marginal, and they are not financed.

Stamp duty, registration charges and the associated legal costs typically add six to eight per cent to the purchase price, and lenders do not finance them.

Because they fall due at registration, they need to be liquid at exactly the point when most buyers have committed their savings to the down payment.

Build them into the budget at shortlist stage. A buyer who plans for them can negotiate on price; a buyer who discovers them late negotiates on nothing.
