What RERA registration actually protects you from
RERA is quoted in every brochure, but few buyers know what the registration number really guarantees — and what it does not.
Every project brochure in India now carries a RERA number. Most buyers glance at it, assume it means the project is safe, and move on. That assumption is only partly right.
What the number actually means
A RERA registration confirms three specific things: the promoter has disclosed the project's approved plans and timeline to the regulator, 70% of buyer money must sit in a dedicated escrow account for construction, and the declared completion date is now a legal commitment rather than a marketing estimate.
That is meaningful protection. It is also narrower than most people assume.
What it does not cover
RERA does not vouch for construction quality. It does not guarantee that the amenities in the render will be built. It does not assess whether the price is fair, and it certainly does not evaluate whether the developer is financially sound.
A registered project can still be delayed. What changes is your recourse: you can claim interest on your paid amount for every month of delay, and the authority has the power to act on the promoter.
How to actually use the number
- Look the project up on your state RERA portal rather than trusting the brochure
- Check the declared completion date against what the sales team told you verbally
- Read the quarterly progress updates the promoter is required to file
- Confirm the registration covers your specific tower or phase, not a neighbouring one
That last point catches people out more than any other. Large townships register in phases, and a buyer can be shown the registration for phase one while buying into an unregistered phase three.
The practical takeaway
Treat RERA registration as a floor, not a ceiling. It gives you legal standing if things go wrong. It does not replace the work of checking the developer's delivery record, visiting completed projects, and reading the agreement before you sign it.
